As a Landlord letting residential property, you have a legal duty to ensure it’s safe for your tenants. This means you are required by law to get a Gas Safe registered engineer, as I am, to do an annual gas safety check on all gas appliances – and it’s the results of these checks that are recorded in your Landlord Gas Safety Record, (LSR).

You’ll receive a copy, and you’ll need to provide a record of this check to your tenants, (I will normally do this on your behalf). In addition to this, if the tenants’ leave the property, the Landlord must ensure the property’s gas appliance and fittings are safe before re-letting. This is important, as tenants may have damaged or removed gas appliance’s, and left un-capped, open-ended gas pipes. I have actually witnessed this myself. Before the property is re-let, the Landlord must provide new tenants with a current gas safety record.

UPDATE:- AS OF 1st OCTOBER 2022, Carbon Monoxide (CO) alarms are mandatory in rooms with any fixed-combustion appliance’s, (excluding gas cookers); in privately rented homes and Social Housing. CO alarms are also mandatory when any fixed combustion appliance is installed or replaced, excluding gas cookers, in ALL homes. CO alarms should comply with BS EN 50291. There are other requirement’s which I can advise, on request.
